200-unit mixed-use development is located across from Wilson CTA train station
McHugh Construction, one of the Midwest’s largest commercial contractors with a concentration in high-end multifamily construction, announces it has completed Platform 4611, a nine-story mixed-use apartment building developed by The John Buck Company and Free Market Ventures at 4611 N. Broadway in Chicago’s Uptown neighborhood. The building brings 200 rental units and approximately 9,000 square feet of ground-floor retail space to the northeast corner of Broadway and Wilson Avenue, just steps from the Wilson CTA train station.
“Having started on the building during the height of the pandemic, we were thrown a couple of curve balls, but our team presented creative solutions throughout the project that saved time and added value,” said Jeanne Bartels, McHugh senior project manager who oversaw the construction of Platform 4611. “From using existing foundations to strategically reduce costs to securing materials and appliances through our broad network of suppliers during the pandemic-induced supply chain challenges, McHugh was able to deliver this project on schedule and on budget.”
Designed by Pappageorge Haymes, the mid-rise building features a masonry and glass façade. Levels two through eight offer a mix of studio, one-, and two-bedroom units, while the top floor includes two two-bedroom and two three-bedroom penthouse units and a host of building amenities. Units feature exposed concrete ceilings, poured and finished by McHugh Concrete, the project’s concrete subcontractor.
Building features include secured elevators, a fitness center, and reservable office space on each residential floor. The rooftop amenity floor is home to a dedicated co-working space as well as an outdoor terrace offering grilling stations for residents, multiple seating areas, and sweeping views of Lake Michigan and the Chicago skyline.
“We’re seeing more mid-rises in neighborhood locations filled with the same luxury amenities you see in Class A high-rise residences,” said Ray Cisco, McHugh’s chief operating officer. “For this project, McHugh applied its decades of multifamily construction experience, from downtown skyscrapers to neighborhood-oriented developments.”
Platform 4611 welcomed its first residents in February 2023 and was 43% occupied as of late May.
