For a limited time, homebuyers will receive $20,000 in free options and upgrades when they purchase a new-construction home at Greenbrook, an exclusive Meritus Homes neighborhood of 22 single-family homes within the master-planned Highland Woods development on Elgin’s west side. Located just three miles west of Randall Road on the north side of Route 20, Highland Woods is a fully developed lifestyle community by Crown Community Development, planned to include approximately 1,100 homes across 12 individual neighborhoods.

“Our specialty is working with buyers on a semi-custom basis to help them add those extra touches that make the home truly their own, so this current incentive is a terrific opportunity to take full advantage of that process at Greenbrook,” said Brian Brunhofer, president of Deerfield, Illinois-based Meritus Homes. “Since our homes already include many of the luxury features at the top of our buyers’ wish lists, such as gourmet kitchens with granite countertops, stainless steel appliances and hardwood floors, the $20,000 in upgrades and options will help buyers go a step further in terms of adding features that not only reflect their personal style, but also complement their lifestyle.”

Semi-custom home packages at Greenbrook at Highland Woods include ranch, master-down and two-story plans and are priced from the mid-$400,000s. Home designs range in size from 2,610 to 3,918 square feet and have three to four bedrooms, 2½ to 3½ baths, full basements and attached two- or three-car garages. The special $20,000 incentive can be applied toward all available upgraded finishes and features as well as floor plan and structural options for every design in the Meritus Homes portfolio.

Brunhofer said he expects many buyers will use the $20,000 incentive toward customized finishes such as flooring and bathroom tile. “While we already include hardwood flooring in the foyer and kitchen of every home at Greenbrook, many buyers love the look of extending the hardwood throughout the living, dining and family rooms to create a continuous flow throughout the main living areas,” he noted. “And if buyers want to enhance the spa-like feel of their master bath, they can select decorative touches such as custom tile with listello borders, and fully deck out the shower with a frameless glass door, multiple jets and steam function.”

Alternatively, buyers can use the $20,000 incentive toward floor plan features or structural upgrades. “Our design team is always available to collaborate with buyers and make adjustments to our floor plans to give them the features they want most, and with this incentive they have an extra $20,000 in their budget to offset those costs,” said Brunhofer. “That can include anything from adding an optional bonus room or master suite sitting area, to upgrading a first-floor powder room to a full bath.

Brunhofer pointed to Meritus’ popular Edinborough design as a home with ample opportunities for floor plan options and upgrades. The 3,918-square-foot home features four bedrooms, 3½ baths and a split-bay three-car garage.

“There’s a lot of flexibility in this home’s second floor, and in the past we’ve worked with buyers to design a fifth bedroom, a master suite sitting area, or even a second-floor laundry room,” said Brunhofer. “Our current incentive can help cover the cost of any of those upgrades.”

Other options and upgrades for buyers to consider include finishing the full basement included with every home at Greenbrook, or adding a deck or patio to create outdoor living space. “We offer a variety of elevations for every plan in our portfolio, so this incentive is a great way for buyers to choose exterior materials to give their home exactly the look and curb appeal they want,” said Brunhofer.

Buyers at Greenbrook have access to extensive community amenities including a clubhouse, fitness center, sports courts, and resort-style pool. Highland Woods is set among 196 acres of open space, with beautiful grounds featuring natural preservation areas, an 18-acre lake, more than five miles of walking and biking paths, and seven neighborhood parks and playgrounds.
Families at Greenbrook at Highland Woods are served by Central Community School District #301, a sought-after district in the west Elgin and Burlington communities. Elementary students at Highland Woods attend an on-site school, Country Trails Elementary, located adjacent to the Highland Woods Owners Club.
