Meritus Homes Offers Inventory Home for Summer Delivery at Greenbrook at Highland Woods in Elgin

March 19, 2015

Buyers who want to move into a new-construction home in a clubhouse community this summer have the option of doing so at Greenbrook, an exclusive neighborhood of 22 single-family homes in Elgin by Meritus Homes. The builder is offering a four-bedroom, 3½-bath spec home for June delivery at Greenbrook, which is located within the master-planned Highland Woods development on Elgin’s west side.

“Purchasing an inventory home is always a great option for someone who wants to fast-track the typical timeline for moving into a new-construction home, and that’s especially the case for buyers who are just now entering the market and want to be settled into a new home before the start of the new school year,” said Brian Brunhofer, president of Deerfield, Ill.-based Meritus Homes. “Plus, with the anticipated June move-in date for this home at Greenbrook, buyers will be able to spend their first few months in their new home taking full advantage of all the terrific warm-weather amenities at Highland Woods, from the pool and waterslide to walking trails and multiple on-site playgrounds.”

Located three miles west of Randall Road on the north side of Route 20, just minutes from historic Elgin and the Randall Road corridor, Highland Woods is a fully developed lifestyle community by Crown Community Development, planned to include approximately 1,100 homes across 12 individual neighborhoods. Meritus Homes is the exclusive builder for the Greenbrook neighborhood, and offers a semi-custom design process through which buyers can use floor plans from the Meritus portfolio as a starting point for further personalization.

“In the case of this home, our design team started with one of our best-selling floor plans and further enhanced it with some of our most frequently requested customizations,” noted Brunhofer. “However, depending on when they purchase the home, buyers may still be able to make some selections themselves.”

Priced at $539,320, the 3,845-square-foot home features the Banfield plan, a two-story design with four bedrooms, 3½ baths, and a split-bay three-car garage. On the first floor, the Banfield includes a large family room with a custom fireplace, a formal dining room, and an island kitchen with breakfast area. The Meritus design team also customized the home’s first floor to include a den in lieu of a formal living room.
“So many of our buyers regularly telecommute or work from home that having a dedicated home office separate from the main living area is very valuable,” noted Brunhofer.

Upstairs, the home features an optional bonus room, which Brunhofer said is especially appealing to families.

“Buyers love the possibility of using this space as a second family room where their kids can hang out with friends, or turning it into a homework area or even a home gym,” said Brunhofer. “For parents with very young children, it’s also great to have an area where they can relax and watch TV on the same floor as the bedrooms, in case they need to check on the kids after bedtime and make sure they stay settled down for the night.”

When complete, the home will feature the same package of high-end finishes Meritus includes in every home at Greenbrook at Highland Woods, such as 10-foot first-floor ceilings; a gourmet kitchen with stainless steel appliances, 42-inch cabinetry and granite countertops; and a spa-like master bath with a dual-bowl vanity and separate shower and soaking tub. The Meritus team has also selected custom finishes throughout the home, including hardwood flooring in a dark walnut stain throughout most of the first floor; designer tile including listello borders in the master bath; and antique white cabinetry with dark granite countertops in the kitchen.

Buyers at Greenbrook at Highland Woods will enjoy the community’s extensive amenities, including the exclusive Owners Club with a clubhouse, fitness center, sports courts, and resort-style pool and water park. Highland Woods is set among 196 acres of open space, with beautiful grounds featuring natural preservation areas, an 18-acre lake, more than five miles of walking and biking paths, and seven neighborhood parks and playgrounds.

Families at Greenbrook at Highland Woods are served by Central Community School District #301, a sought-after district in the west Elgin and Burlington communities. Elementary students at Highland Woods attend an on-site school, Country Trails Elementary, located adjacent to the Highland Woods Owners Club.

The community is minutes from Interstate 90, with Metra’s Milwaukee District West line offering easy access to downtown Chicago via the Big Timber, Elgin or National Street stations.
