Local metal manufacturer triples footprint, expands processing and storage capacity
NAI Hiffman, the Midwest’s leading independent commercial real estate services firm, today announced it brokered the $2.6 million sale of 344 Beinoris Drive in Wood Dale, Ill. The 20,541-square-foot freestanding industrial building sold for $127 per square foot.
NAI Hiffman Executive Vice President Joe Bronson and Senior Associate Paddy Dwyer represented the buyer, an undisclosed metal manufacturing company that bails, stores and distributes scrap metals nationwide.
“This acquisition is a transformative opportunity,” said Dwyer. “The combination of additional square footage, significant power infrastructure and a strategic location positions our client to meet rising demand and scale operations. The expanded storage capacity will allow them to handle more material and increase shipment volumes.”
The buyer will nearly triple its previous footprint of about 7,000 square feet, also in Wood Dale. With heavy power infrastructure and outdoor storage capacity, the facility enables the manufacturer to expand processing and storage while maintaining its established presence in the O’Hare submarket.
“Well-located industrial properties with functional layouts continue to attract strong demand,” said Bronson. “This facility provides our client with a solid long-term platform for growth in the Chicagoland market.”
The property features 1,600 amps / 240 volts of power and an expandable outdoor storage area — rare amenities in the competitive O’Hare industrial market, where vacancy stood at 4.9% in the second quarter, according to NAI Hiffman research.
