July 18 public ticket drawing will give Elk Grove residents first opportunity to purchase in new Tonne Grove development

Nicholas Family of Companies (NFOC), a family-owned and -operated organization headquartered in Mount Prospect, Ill., announces it has been selected by Elk Grove Village, Ill., to develop, build and market Tonne Grove, a new community of 20 single-family homes in the inner-ring suburb just northwest of Chicago. Located on a 2.6-acre vacant parcel along Elk Grove Boulevard between Love Street and Tonne Road, Tonne Grove marks Elk Grove Village’s first significant addition of new-construction homes in decades and is part of a pilot Resident Purchase Incentive Program conceived by Elk Grove Village Mayor Craig Johnson. To promote owner occupancy and long-term residency, homes at Tonne Grove will be offered for sale first to current village residents via a July 18 ticket drawing for the opportunity to purchase a home.

The new community is a continuation of a longstanding relationship between Elk Grove Village and NFOC that has helped advance other major developments throughout the village, including The VUE, a 10-acre mixed-use development that welcomed its first retail tenants in April 2026; and Elk Grove Ice Arena, an 86,261-square-foot, two-rink ice arena that is on schedule to open in fall 2026.

The 20 single-family home sites at Tonne Grove each come with a preselected floor plan, elevation and finishes. The firm’s Nicholas & Associates division will serve as general contractor for the project. Designed by BSB Design, a frequent architectural partner of NFOC, the community’s three floor plans measure from 1,286 to 2,001 square feet and include The Quinn, a ranch design with two bedrooms and two baths, priced at $466,000; The Grace, a two-story floor plan with three bedrooms plus a den and 2½ baths, priced at $495,000; and The Chloe, a two-story home with four bedrooms plus a den and 2½ baths, priced at $508,000. All homes feature a two-car garage and open, functional layouts tailored for modern lifestyles.

The firm is also bringing a thoughtful approach to the home interiors at Tonne Grove, with each residence complete with an individual, curated set of finishes selected by interiors partner Gold + Oak, which is also part of NFOC.

“Our goal is that no two homes at Tonne Grove will be exactly alike, even if they feature the same floor plan,” said Katie Papanicholas, founder of Gold + Oak. “We’re incorporating a range of color palettes and interior finishes, from the exterior and cabinetry to lighting fixtures, countertops and flooring, that will give each home its own character while maintaining a cohesive community aesthetic.”

Located on the site of the former Elk Grove Presbyterian Church, Tonne Grove is scheduled to break ground this fall. Homes will be built concurrently, with deliveries expected in late 2027.

Tonne Grove will use a public drawing to select participants for home/lot package purchases. Prospective buyers, who must be current residents of Elk Grove Village, are required to pre-register and complete a no-cost pre-approval process through Midland States Bank prior to July 18. They will then receive one drawing ticket for the opportunity to purchase a home through a ticket drawing conducted by Mayor Johnson on Saturday, July 18, at a location to be announced at a later date. Individuals must be present to participate.

The Resident Purchase Incentive Program at Tonne Grove is intended to encourage owner-occupancy, neighborhood stability and long-term residency in Elk Grove Village while supporting single-family residential development. The drawing is open exclusively to Elk Grove Village residents and is designed to keep homeownership attainable for local buyers. Homebuyers will select from pre-determined home designs, with no modifications or alterations permitted.
