Pre-Sales Start at Lexington Trace Townhome Community in West-Suburban Warrenville, Ill.February 14, 2020
Chicago-based Lexington Homes, an active homebuilder throughout the city and suburbs, has announced the start of pre-sales at Lexington Trace, a new community of 106 homes in west-suburban Warrenville, Ill. The community offers the builder’s time-tested, popular floor plans in two styles – three-level rowhomes and two-story townhomes, all with full basements.
Located at the southwest corner of Butterfield Road and Route 59, Lexington Trace will offer maintenance-free living near multiple shopping, recreation and transportation corridors. With its location just 1 mile north of Interstate 88, residents will be minutes from many large employers that line the East-West Tollway, such as an Amazon Fulfillment Center, Navistar and Exelon. Scientific research center Fermilab, with 1,750 employees, is also located just five minutes west of Lexington Trace. Additionally, the community will be just a 12-minute drive to downtown Naperville, which offers additional dining, shopping and entertainment venues.
“We originally planned to start sales once our model homes opened, but due to the tremendous interest in this community, we decided to open pre-sales in advance of the models opening in the spring,” said Jeff Benach, principal of Lexington Homes. “We have broken ground and are well underway with construction on four models, which we expect to open in May 2020 when we officially begin on-site sales at the community.”
Benach notes that buyers so far have been drawn to the stylish modern floor plans paired with the great location that will put them close to the multiple nearby retail, dining and entertainment corridors. “Buyers also like that the community is tucked away a few minutes off the main corridor in a quieter location with existing mature trees and generous green space and open spaces, so they actually will have the best of both worlds – easy access to everything and a serene, peaceful setting,” said Benach.
Lexington Trace offers 52 three-level rowhomes from Lexington’s Mews Collection, which measure 1,751 to 1,913 square feet and have two to four bedrooms, 2½ baths and attached rear-facing garages. These homes are base-priced from $314,990. Buyers also can choose from the two-story townhomes in Lexington’s Club Collection, which have two to three bedrooms, 2½ baths, basements and attached front-loading garages. These homes range from 1,730 to 1,914 square feet (plus basements) and are base-priced from $339,990.
Mews designs closely resemble urban townhomes, with a highly efficient use of square footage along with spaces that provide flexibility, said Benach. For example, the Coventry features an open-concept kitchen/dining/living area that is ideal for entertaining, while the Warrington has a main-level office/den, which provides coveted space for an office or homework center close to the main hub of the home. Flex space on the finished lower level of both designs can serve as a fitness room, children’s play area or home theater.
The Club Collection, which will comprise 54 of the homes at Lexington Trace, features two townhome floor plans: the Berkley and the Summit. Benach notes the Club Collection homes offer more of a single-family-home feel, with wider floor plans and a more traditional configuration with access to the garage and main living areas on the first floor and bedrooms upstairs.
The Berkley design includes two bedrooms, 2½ baths and a loft and offers the option to upgrade to a third bedroom in lieu of a two-story living room. The Summit has three bedrooms and 2½ baths. Both townhome designs include a second-floor laundry room; a full deep-pour, below-grade basement; patio and backyard.
Standard features in all homes at Lexington Trace include 9-foot first-floor ceilings, and kitchens have 42-inch upper cabinets, granite or quartz countertops, a large island with breakfast bar overhang that provides seating for three or more and energy-efficient stainless steel GE appliances. Homes also include energy-efficient mechanical systems, oversized balconies or concrete patios, 3-inch wide hardwood flooring throughout the main level and 12-inch by 12-inch ceramic flooring in entryways and baths. Master suites have walk-in closets and en suite baths with dual sinks and marble or granite vanity tops. Buyers can choose from a variety of structural upgrades, such as adding a loft, tech center, bedroom suite on the lower level, fireplace in the main level living area, and a finished basement.
Exteriors of the homes at Lexington Trace will include interesting architectural detailing like gabled rooflines and modern colors along with brick and cedar trim. Homes also will have abundant landscaping to fit with nearby nature preserves and parks, as well as bike paths and walking trails that connect to the Illinois Prairie Path and the five surrounding forest preserves. Residents of Lexington Trace will be minutes away on foot from entry to this path, which connects to 61 miles of hiking and biking trails throughout DuPage, Cook and Kane counties.
Lexington Trace is less than 10 minutes from two Metra stations on the Union Pacific West (UP-W) railway line – the West Chicago and Winfield stations – which both take commuters to Ogilvie Transportation Center in Chicago. The community also is 10 minutes from the Route 59 Metra train station along the Burlington Northern Santa Fe (BNSF) Railway Line that takes commuters to Chicago’s Union Station.
