Red Seal Homes Nears Sales Closeout at Arbor Lane in Arlington Heights, Ill.September 23, 2016
Red Seal Homes today announced it is nearing sellout at Arbor Lane, its community of newly constructed three-level townhomes in Arlington Heights, Ill., with just three residences remaining. The final homes include one that is available for immediate move-in and two that are scheduled for November delivery.
“When we began sales at Arbor Lane, we anticipated a terrific response from buyers due to the community’s location in a prime suburb where new-construction options are pretty limited,” said Brian Hoffman, an executive with Northbrook, Ill.-based Red Seal Homes. “Now, there are just a few opportunities left for buyers to enjoy convenient townhome living near top Arlington Heights schools, with proximity to nearby retail, restaurants and recreational amenities.”
Located along Palatine Road, just east of Windsor Drive, Arbor Lane offers 16 townhomes ranging in size from 1,719 to 1,742 square feet. The final three townhomes all feature the 1,725-square-foot Crofton plan, which has two bedrooms, 2½ baths and an attached two-car garage. Remaining homes are priced from $309,400 to $311,300.
“At this price point in Arlington Heights, most other options are existing homes in need of quite a few updates,” said Hoffman. “By comparison, our new-construction townhomes at Arbor Lane are completely outfitted with fresh, modern finishes. There’s nothing like moving into a brand-new home where the only thing that needs to be done is unpack.”
Hoffman noted the final three homes at Arbor Lane all include features such as site-finished hardwood flooring throughout the main living areas, and modern kitchens with stainless steel appliances, granite countertops and Aristokraft® furniture-quality cabinetry.
“Prospective buyers can even walk through the townhome that is available for immediate move-in and see for themselves the fully coordinated selection of finishes our design team chose for the home, including rich, deep brown kitchen cabinetry complemented by granite countertops with speckled tones of gray, black and beige,” said Hoffman, adding that buyers who choose one of the two homes for November delivery may still have time to make some design choices such as carpet color and flooring stain. The immediate-delivery townhome is also fully staged and decorated, giving buyers the opportunity to walk through a furnished home and envision different room configurations.
In addition to updated finishes, homes at Arbor Lane also offer modern, flexible designs and convenient floor plan elements. For example, the Crofton’s main level has a combined living and dining space, separated from the kitchen by an expansive peninsula island. Upstairs, it features dual master suites, with private baths and large walk-in closets off of each bedroom, as well as a second-floor laundry room. The lower level has a direct entrance to the garage along with flex space that can serve as a mudroom, home office, play area or second family room, among other possible uses.
“When you look at Arlington Heights’ resale market in this price range, you’ll primarily find older housing stock with very traditional layouts that lack the functionality and open feel today’s buyers want,” said Hoffman. “Arbor Lane is a unique opportunity to get some of those new-construction design elements at a great price for this suburb.”
An added benefit to buyers is the maintenance-free lifestyle they will enjoy at Arbor Lane, where exterior maintenance, landscaping and snow removal are provided.
“Winter will be here before we know it, and our residents know that when the snowflakes start to fly, they won’t have to get up early and shovel a driveway before they leave for work – it’s a big selling point,” said Hoffman. “And with lawn care provided in the summer months, homeowners have more time to check out nearby parks and recreational areas, including Lake Arlington, as well as seasonal events and festivals in the area like Frontier Days and the Mane Event block party.”
Arbor Lane is located about a half-mile east of shopping and dining destinations at the intersection of Arlington Heights and Rand roads. The community is also less than a 10-minute drive from two Metra stations, offering direct train service to downtown Chicago. Residents of the community are served by Arlington Heights School District 25.
