Related Midwest today announced the start of pre-leasing for the 279 apartment residences at One Bennett Park, the developer’s new 70-story, traditional Chicago-style residential tower in the city’s Streeterville neighborhood. The first Chicago high-rise by Robert A.M. Stern Architects (RAMSA), which also designed the tower’s interiors, One Bennett Park offers a mix of one-, two-, three- and four-bedroom apartments on floors four through 39, with first move-ins scheduled for October 2018. In addition to a dedicated suite of amenities, apartment residents will have 24-hour access to Bennett Park, an adjacent 1.7-acre green space by Michael Van Valkenburgh Associates, the firm behind Maggie Daley Park and The 606.

“There isn’t a residential building in Chicago that looks or lives like One Bennett Park,” said Curt Bailey, president of Related Midwest. “Our team has worked hand-in-hand with Robert Stern and his partner Daniel Lobitz to bring to life a tower that recalls the best of Art Deco-inspired design through both our selection and application of materials, as well as the custom detailing that extends from individual residences out to the limestone and ornamental metalwork that adorn the building’s facades. We believe discerning renters will immediately recognize and appreciate the unparalleled quality of the apartment finishes and the building features that, together, establish One Bennett Park as Chicago’s premier legacy address.”

Apartment residences range in size from 905 to 3,323 square feet, including penthouses on the 37th through 39th floors, with pricing starting at $3,395 per month for one-bedrooms, $4,395 per month for two-bedrooms, $7,895 per month for three-bedrooms, and $17,500 per month for four-bedroom penthouses. One Bennett Park also includes 69 condominiums, located on floors 41 through 66, that are priced from $2 million.

All apartments at One Bennett Park feature 9-foot-6-inch ceilings, oversized windows, plank flooring, solid-core wood interior doors, spacious closets, full-size in-unit washers and dryers, and resident-controlled Nest thermostats. In addition, the apartments showcase high-end kitchens with RAMSA-designed custom cabinetry manufactured by Snaidero; dark quartz countertops with a waterfall-edge island; glass tile backsplashes; built-in, custom-paneled SubZero refrigerators; high-performance Bosch Benchmark stainless steel appliances, including custom-paneled dishwashers; pantry storage; and built-in SubZero wine storage in select units. Baths will feature RAMSA-designed custom cabinetry, white Carrara marble countertops, Bosso herringbone-patterned tile floors, tiled showers with terrazzo bases and freestanding soaking tubs in select units.

One Bennett Park is part of the Reserve Collection, an exclusive set of properties across the Related Rentals portfolio blending design from celebrated architects and the world’s top interior designers with life-enriching services and benefits. One Bennett Park’s on-site team will include a 24-hour concierge and doorman in the apartment and condominium lobbies, as well as an on-site porter, property manager and building engineer. Additional offerings will include Choice Wellness, from which residents are able to choose between a discounted Equinox membership or a complimentary Divvy bike membership, and Life Simplified, an app-based customer service offering available exclusively to Related residents via technology platform Hello Alfred. Life Simplified complements the building’s full suite of white-glove services. Additional offerings include refrigerated storage, in-home package delivery, and walking, grooming and daycare services for pets.

“Inspired by Related’s heritage of five-star service at pioneering rental buildings 500 Lake Shore Drive, OneEleven and Landmark West Loop, One Bennett Park will deliver a next-level residential experience tailored to the needs and desires of Chicago’s most-discerning residents,” said Bailey. “The tower will appeal to families seeking a walkable urban lifestyle complete with best-in-class home amenities and neighborhood play spaces, including their own park; couples wanting an elegant residence in a neighborhood filled with diverse social, cultural and recreational offerings; and professionals seeking sophisticated city living with concierge services available for everything from pet care to daily errands.”

Residents of One Bennett Park will have private-entry access to the adjacent Bennett Park, which will feature an inspired children’s playground, two dog runs, a lawn bowl for gathering, a shade grove, and meandering pathways. The park will be closed on specific days each year for residents to hold private events.

In addition to Bennett Park, outdoor amenities at One Bennett Park include a 10,000-square-foot landscaped recreational sun deck with pool, private pergolas with limestone detailing, fire pit lounges and outdoor grilling kitchens. Indoor amenities will include 7,000 square feet of fitness and wellness facilities. They comprise functional performance and training studios, as well as a club-level gym featuring top-of-the-line cardiovascular and strength equipment including the Assault AirBike Elite, Freemotion Dual Cable Cross and the Woodway Curve Trainer – all hand-selected by renowned fitness expert Jay Wright of New York-based The Wright Fit. A 60-foot indoor pool on the third floor will facilitate year-round aquatic exercises and provide access to the terrace overlooking Bennett Park.

Other indoor amenities include a children’s play suite with prep kitchen for playdates and birthday parties; a recreation room with a pool table, gaming, televisions and modular lounge seating; an entertainment suite featuring a catering kitchen and direct access to the recreational deck; and a lounge area. A private motor court accessible from Peshtigo Court will provide a dedicated, off-street area for drop-offs and pick-ups directly in front of the apartment grand lobby. Additional storage, a bike room, private garage parking and public parking will also be available.

Slated to be Chicago’s tallest all-residential tower, One Bennett Park marks the first collaboration between Related Midwest and Robert A.M. Stern Architects, whose body of work features numerous luxury projects developed by Related Midwest’s parent, Related Companies. These include 70 Vestry in New York City’s Tribeca neighborhood and Superior Ink along the Hudson River in New York City’s West Village. One Bennett Park’s interiors are an extension of the Art Deco-inspired exterior of the building, incorporating RAMSA custom-designed metalwork and light fixtures, along with materials such as limestone, marble and oak. Both the apartment and condominium units feature spacious floor plans appointed with RAMSA’s custom-designed millwork and finishes.

“We’ve worked with Related to create a beautiful, timeless atmosphere that blends bygone-era luxury and craftsmanship with modern-day ease,” said Daniel Lobitz, partner at RAMSA. “The richness and drama of the tower’s limestone base is carried through to both the condo and apartment lobbies, and throughout the amenity spaces. Residents will notice marble floors with beautiful motifs, exquisite oak paneling, museum-quality art and custom furnishings featuring a variety of rich textures and warm colors. Looking up, residents will see shaped and finely detailed ceilings that add depth and definition to each space, enhanced with custom RAMSA-designed light fixtures. This is a home for anyone who appreciates the utmost attention to detail and quality.”

According to Ann Thompson, senior vice president of architecture and design at Related Midwest, this artistic vision informs the design of each apartment. “Every residence features gracious, comfortable floor plans with premier finishes, high-end appliances, custom millwork and expansive windows that maximize the flow of light while showcasing lake and city views,” said Thompson. “Our team considered every element, down to the RAMSA-designed brass entry door handles embossed with the building’s logo. These homes and this building are infused with moments of beauty and luxury at every corner.”

In addition to offering a pedestrian-friendly neighborhood with quick access to some of the city’s best restaurants, theaters, museums and events, One Bennett Park sits a few short blocks from Lake Michigan and the Chicago River – both of which feature endless opportunities for recreation and entertainment. Streeterville also offers easy access to retail along Michigan Avenue and Oak Street, as well as nearby destinations like Millennium Park and the Loop.

Apartment model units will be available for tour this fall. For more information on One Bennett Park or to schedule an appointment at the leasing center, open daily from 10 a.m. to 6 p.m. at 350 W. Hubbard St., Floor 3, call (312) 620-2222 or visit www.onebennettpark.com/rental.
