“WE LOVE THIS CITY!

WE LOVE BEING PART OF THE RENAISSANCE THAT RANDY, I AND OUR TEAM ARE MAKING HAPPEN IN CHICAGO.

BETWEEN 2010 AND 2020 WE, AND OUR FELLOW DEVELOPERS AND USERS LIKE JEWEL-OSCO, WILL ADD:

30,000 APARTMENT AND CONDO UNITS IN THAT 3 MILE RADIUS FROM STATE AND MADISON

20,000 HOTEL ROOMS

5,000,000 SF OF NEW AND REHABBED OFFICES FOR TENS OF THOUSANDS OF TECH AND FINANCIAL SERVICE JOBS BEING CREATED.

AND ANOTHER 2,000,000 SF OF RETAIL DOWNTOWN AND IN THE EMERGING NEIGHBORHOODS AROUND US.

ALL THESE WILL ADD MORE THAN $300 MILLION A YEAR IN NEW REAL ESTATE AND SALES TAXES AND ROOM TAX REVENUES TO THE CITY COFFERS!

ADDITIONALLY, THOUSANDS OF AFFORDABLE HOUSING UNITS WILL BE ADDED IN BOTH ESTABLISHED AND GENTRIFYING NEIGHBORHOODS.

WHILE WE BUILD AND INCREASE CHICAGO’S REVENUE BASE, AS WELL AS ADD THOUSANDS OF CONSTRUCTION, MANAGEMENT AND LONG TERM JOBS TO THIS FAIR CITY, SPEAKING ON BEHALF OF THE REAL ESTATE INDUSTRY, I WOULD LIKE TO ASK FOR SOMETHING IN RETURN:

THAT OUR POLITICAL, UNION AND BUSINESS LEADERS PLAN AND EXECUTE A VISION FOR THE NEXT DECADES NOT FOR THE NEXT NEWS CYCLE.

THAT THEY LOOK AT WHAT WILL MAKE CHICAGO GREAT FOR THE NEXT CENTURY AND STOP LIVING FROM CRISIS TO CRISIS.

THAT THEY ‘ASK NOT WHAT’ THEY CAN TAKE, BUT WHAT THEY CAN GIVE.

THAT GOVERNMENT UNION WORKER LEADERS ACKNOWLEDGE THEY COULD MODIFY PENSION PLANS TO ACTUALLY PAY INTO THEIR PENSIONS AT RATES PROPORTIONAL TO WHAT WE DO IN THE PRIVATE SECTOR FOR THE FAIRNESS OF ALL, NOT JUST TO ENRICH SELECT MEMBERS.

THAT THE CHICAGO TEACHER’S UNION EMBRACE MERIT PAY TO INCENTIVIZE THE BEST QUALIFIED TEACHERS TO COME HERE INSTEAD OF PROTECTING MEDIOCRE TEACHERS AS WELL AS PAYING THEIR ORIGINALLY AGREED 9% CONTRIBUTIONS VS THE 2% THEY CURRENTLY PAY IN.

THAT OUR ENTRENCHED STATE POLITICIANS LED BY MADIGAN AND CULLERTON MOVE THE STATE FROM THE EDGE OF BANKRUPTCY BY REFORMING PENSIONS AND LOOKING FOR FAIRNESS FOR ALL NOT JUST FOR THE INTERESTS OF THEIR LARGE CONTRIBUTORS.

WITH THE TECH JOBS BOOM HERE AS WELL AS OUR BECOMING A WORLD CLASS FINANCIAL CENTER, CHICAGO HAS THE OPPORTUNITY TO BECOME A WORLD CLASS CITY. WHY WILL THE SINCLAIR BE SUCCESSFUL? PARTLY BECAUSE IT’S SITTING ON A MAJOR RED LINE SUBWAY STOP THAT THIS NEW AND EXISTING GENERATION OF RENT BY CHOICE OCCUPANTS LOVE.

YET THE RED AND BROWN LINES ARE APPROACHING 100% CAPACITY. WE NEED MORE “L” LINES. WE’RE THE ONLY MAJOR CITY IN THE WORLD THAT DOESN’T CONNECT OUR TRAIN STATIONS AND HOTEL DISTRICTS (Ogilvie and Union) WITH OTHER RAIL LINES. AN EAST-WEST CONNECTOR IN RIVER NORTH WOULD DO THAT. ANOTHER RAIL LINE INTO THE EMERGING AREA ALONG THE CHICAGO RIVER, NORTHBOUND AND SOUTHBOUND, WOULD FUEL MORE GROWTH.

WE HAVE PRIME, CLOSE-IN DEVELOPMENT SITES, CALLED PMD SITES, LAYING FALLOW BECAUSE THEY’RE PROTECTED FOR JUST MANUFACTURING THAT HAS LARGELY MOVED TO OTHER AREAS. THESE COULD BE OUR TECH OFFICE PARKS AND MIXED-USE RESIDENTIAL AND RETAIL GROWTH FOR THE REST OF THIS CENTURY.

I’M SO HAPPY THAT RANDY, I AND OUR TEAM CAN BE PART OF THIS GREAT CITY.
