Set on Lake Michigan shoreline, the $305 million mixed-use community will include 18 duplex townhomes, 170 condominiums, a Renaissance Hotel, retail and resort-style amenities.
YAB Development Partners has launched sales for the 18 duplex townhomes, in addition to its 170 condominiums, at SoLa, a $305 million resort community that will also bring a Mariott International Renaissance Hotel, resort-style amenities, retail and restaurant options to the southern shore of Lake Michigan in Michigan City, Ind., just 50 miles east of Chicago.
Located in the city’s Uptown Arts District, a stone’s throw to the harbor, Washington Park Beach, and dozens of restaurants in downtown Michigan City, SoLa is oriented to take advantage of unparalleled views of Lake Michigan and, on clear days, the Chicago skyline.
SoLa’s townhomes will line the north and west sides of the development, along West 2nd and Washington streets. Ranging in size from 1,708 to 2,205 square feet and priced from the low $900,000s, the duplex townhomes offer three to five bedrooms and 2½ to 4 bathrooms. All townhomes include individual front doors at street level and two enclosed, heated parking spaces at its back door. Buyers can choose from floor plans featuring first-floor bedrooms, lofts, second-floor laundry and private rooftop decks boasting up to 1,056 square feet of outdoor space with panoramic views of the lake.
Rising above the townhomes facing Washington street will be one of SoLa’s two condominium towers. Already 30% of SoLa’s condos are under contract, including a $2.5 million penthouse, the highest sale for a condominium in Michigan City’s history. SoLa also will have a 12-story Marriott Renaissance Hotel spanning the east end of the development and 21,000 square feet of commercial space, with plans for a variety of tenants including world-class food and beverage options and an outdoor outfitter.
Townhome buyers will have access to a comprehensive suite of amenities, including on-site property management; a resident-only amenity deck with a four-season pool and hot tub area with a retractable roof; lounge seating and cabanas; poolside food and beverage service; a state-of-the-art fitness center and spa services; restaurant and bar options; outdoor seating areas with grilling stations and fire pits; a dog walk area and dog wash station; and landscaped areas for year-round activities such as community events, outdoor movies and more.
“SoLa’s townhomes present a one-of-a-kind opportunity in Michigan City,” said Farpoint Development Principal Scott Goodman, who is leading YAB Development Partners.”
“The ability to own a townhome just steps from Lake Michigan, with access to luxury resort amenities including a full-service hotel, restaurant, pool and more.”
Residents at SoLa also have the option to participate in a proprietary short-term rental program offering owners the ability to earn passive rental income. The program includes comprehensive full-service management with an on-site office, direct booking advantage; dynamic pricing; secure escrow and money management; and no limits on rental days or owner stays.
With convenient access via Interstate 94 and the recently upgraded South Shore Line — now providing daily one-hour commuter rail service to downtown Chicago and only eight blocks away — SoLa appeals both to people looking for homes in a lakefront setting within easy reach of the city and travelers seeking a lakefront lifestyle with access to dozens of local restaurants, as well as cultural attractions like the Lubeznik Center for the Arts and Indiana Dunes National Park.
“We’re creating a place where homeowners, hotel guests and the broader community can all share in a spectacular lakefront experience just an hour from Chicago,” Goodman said. “Together with Michigan City, the development team knows SoLa will deliver a top-tier residential and hospitality experience and be the catalyst for the locale’s emergence as a world-class recreational destination for residents and vacationers alike.”
Earlier this summer, Michigan City approved creating a Tax Increment Financing District (TIF) and Economic Improvement District (EID) for the 2.8 acre SoLa site, allowing the development team to secure bond financing at no risk to the city. Construction on SoLa is planned to begin in January 2026 and take approximately two years. The development is expected to create more than 1,000 union construction jobs, 300 full-time jobs, hundreds of seasonal positions and deliver over $200 million in new tax revenues.
