Wingspan Development Group and ABC Capital Corp. today announced the sale of NICHE, a 251-unit Class A apartment community at 1116 W. Carmen St. in Tampa’s North Hyde Park neighborhood. Horizon Realty Advisors acquired the property, which is located approximately one-half mile from downtown and is adjacent to the University of Tampa. NICHE was fully stabilized at the time of the sale.
This is the second apartment sale for Wingspan and ABC in North Hyde Park. In 2024, the firms sold Jade at North Hyde Park, a 192-unit luxury apartment community with 3,200 square feet of ground-floor retail space, at 608 N. Willow Road. With the sale of the NICHE and Jade properties, Wingspan can focus on its other projects in the state, such as Wekiva Ranch, a 368-unit Class A rental community including townhome-style apartments on 21.47 acres in Apopka, Fla., a rapidly growing submarket of Orlando.

Developed by Wingspan and ABC, The Whitt has begun welcoming move-ins at the community, located just east of I-75 and less than 15 miles from downtown Tampa. Nicholas & Associates also was the general contractor for The Residences at 801 Whiting, a new seven-story, 104-unit rental community in the Water Street neighborhood developed by BendinRoad Development, in collaboration with Landings Real Estate Group.
